Director of Construction

Reports to: Chief Operating Officer

Position Description:
The Director of Construction (DC) is responsible for the safe completion of projects within budget, on schedule and to the company’s quality standards. They will initiate required action to achieve these objectives and ensure that all project activities are consistent with contract documents and company policies. The DC’s duties will vary as required to support the Real Estate Development and Construction teams and other personnel assigned to a given project. The DC will concentrate on long-term planning, scheduling, and the identification and resolution of possible “roadblocks” and “pitfalls” prior to them impacting the project.


Responsibilities:

  • Coordinate between development project management and construction field staff
  • Assist in estimating and establishing budgets and contract price
  • Set up and implement job procedures and techniques to assure timely buyout, shop drawing approval and material delivery
  • Perform weekly project walk report with construction deficiencies and corrective action plan
  • Keep project on schedule and within budget
  • Supervise documentation of all significant project events, e.g. accidents, delays, change orders, RFI submittals, etc.
  • Oversee the pay request process
  • Monitor project costs and job cost report
  • Analyze and forecast monthly total cost projection reports
  • Assist with the creation and management of the inspection log and TCO/CO processes
  • Prepare monthly project summary report
  • Assist with purchasing and bidding on projects
  • Develop and maintain a good relationship with Owner, Architect, Engineer and Subcontractors
  • Work with site staff to develop safety plans and implement safety procedures
  • Maintain timely and accurate reporting to management
  • Schedule and facilitate regular meetings for management and subcontractors
  • Ensure that proper permits are obtained and maintained
  • Review and become acquainted with all subcontracts, prime contract, inspection requirements, DOB requirements, DOT requirements, project requirements, drawings, specifications and subcontractor submittals
  • Review contract conditions; ensure compliance with all contract terms
  • Maintain project quality control (integrity and excellence of completed project)
  • Support purchasing staff
  • Avoid or mitigate claims and conflicts; including nonperformance notifications to subcontractors or vendors
  • Complete and/or oversee all job close out procedures

Qualifications:

  • Field construction management experience
  • Fundamental knowledge of contracts and project accounting
  • Knowledge of OSHA laws and NYC Building Code Site Safety
  • OSHA Certification preferred
  • Proficient computer skills, including use of Procore, Microsoft Excel, Project and Word

  • Accurate, detail-oriented, dependable, and punctual
  • Organized and able to multi-task in a fast-paced environment
  • Thorough understanding of all project management control systems
  • Ability to provide construction staff development and training

Compensation: Salary range for this position is $100,000 – $115,000
