THEORY OF CHANGE
We increase permanently affordable, limited-equity homeownership opportunities. We aim to increase stock of affordable homeownership housing, allowing individuals to build equity and to have a stake in their communities while closing the racial wealth gap and redefining the American dream of homeownership.
We preserve existing affordable homeownership. Through focused preservation programs, we are committed to advancing limited-equity, cooperative and affordable homeownership; creating resilient communities with self-determination, autonomy, tenure of place, and security for families and residents.
We advance state and local equity-building policies. Advocate for budgetary, legislative and regulatory policies that prioritize access to safe, secure, and permanently affordable homeownership opportunities that prevent displacement and stabilize existing affordable housing options.
We are focused on creating and preserving permanently affordable homeownership opportunities with working class New Yorkers in the five boroughs and Westchester County. We empower low-to moderate-income residents, particularly households of color and single mothers, to achieve and sustain affordable homeownership in their communities. Through a combination of direct service initiatives and advocacy efforts, we strive to create lasting impact through our homebuilding, preservation, and tenant-to-ownership conversion programs and by promoting equitable access to homeownership. Our organization drives impact through our passionate and skilled team, robust development infrastructure, dedicated volunteers and donors, and strong brand recognition. With 40 years of institutional stability, diverse funding, and effective digital tools, we provide housing solutions in a capital-rich environment through evidence-based strategies and strong partnerships.
